Can you hold a place before I apply?
Properties are leased on a first-come, first-served basis once a completed application and required fees are received. To protect owners’ income and keep processes fair, we cannot reserve a unit without a completed application and payment; we recommend applying as soon as you can. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. Typically you’ll pay the first month’s rent plus a security deposit before move-in; some listings also require last month’s rent. We provide a clear move-in cost breakdown so you know exactly what is due. -
How old do you have to be to apply?
Applicants must be of legal age to enter a lease agreement, generally 18 years or older. If an applicant is underage, a qualified cosigner may be required. -
Is the deposit refundable?
Security deposits are generally refundable if the lease terms are met and there is no damage beyond normal wear and tear. Deductions may be taken for unpaid rent, repairs, or cleaning, and refunds are processed in accordance with Florida law with an itemized statement when applicable. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet income, credit, or rental history standards. Cosigners must meet our financial qualifications and sign a guarantor agreement to protect the owner’s investment. -
You have a property I want to rent. How do I apply?
Applications are accepted online or in person. Submit a completed application, the application fee, and supporting documents (proof of income, ID, rental history). Our team conducts prompt, consistent screening to help place qualified tenants quickly. -
How do I pay rent?
Rent can usually be paid through a secure online tenant portal, by automatic bank transfer, or by check/money order, depending on the property. Payment methods, due dates, and late fee policies are outlined in your lease. -
I want to get a pet. What should I do?
Review your lease and contact management before getting a pet. Some properties permit pets with an additional pet deposit or monthly pet rent and may have breed, size, or number restrictions. We’ll explain the pet policy during application or lease signing. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants on the lease are typically responsible for the full lease term. If one tenant plans to leave, the remaining tenant must qualify on their own or find a replacement who meets our screening criteria and is approved by management. We can guide you through the approved substitution or release process when allowed by the lease. -
My lease expiration is coming, and I want to move out. What should I do?
Check your lease for the required written notice period (commonly 30–60 days) and submit your intent to vacate in writing by the deadline. Follow the move-out checklist, return keys, and schedule a move-out inspection to help ensure maximum deposit return. -
Who is responsible for paying for repairs & maintenance requests?
We coordinate routine maintenance and repairs to preserve property value and tenant satisfaction. Tenants are responsible for damage caused by negligence or misuse. Please submit maintenance requests promptly through the tenant portal or designated contact so we can address issues efficiently and protect the home.
